Do not rent from this company. I joined the tenancy late (June 2023) and was shown lovely photos of the house. However, when I moved in (September) after paying £2,100 in rent, I discovered my room was ridiculously small to the point i was worried that it didn’t meet housing regulation's. While this didn't initially bother me, it's worth noting if you're considering renting from this company. I was paying £700 a month for a room that felt more like a cupboard, which is appalling. During the winter, a large gap under our back door caused flooding in the kitchen and significant heat loss. Despite numerous requests, the landlord only acted after we sent photos of slugs entering, which was both a health concern and disgusting. Our broken shower led to bathroom flooding after each use. Despite reporting it and concerns about floor damage, the issue persisted. The bathroom fan, reported broken by an electrician in September, was never addressed. When showing potential future tenants around, the landlord made snide comments about us, criticised our belongings as tacky, and even asked us to hide our draining rack because it looked cheap. On one occasion, my housemate was locked out of their room and was told they would only be let back in if they left a positive Google review. This situation made me question the validity of some of the positive reviews the company has received. While I was home for Easter break, a housemate informed me that a contractor involved in the upcoming renovations entered my room without permission. Our contract required 24 hours' notice before anyone could enter, but I received none. This felt like a serious invasion of privacy, especially since my belongings were in the room. When I raised the issue with the landlord, she dismissively responded, "Not that we are aware of no," despite it being a clear breach of our contract. Communication with the landlord was terrible. It took multiple messages from several people to get any response to issues. The only time she responded promptly was when chasing rent payments, often bombarding us with calls before midday on the due date. A month before my last rent payment was due, I asked the landlord if I needed to vacate early due to planned summer renovations. I was willing to leave early if needed, but wanted clarity to avoid paying for a house I couldn't occupy. She said she would look into it then get back to me. Surprise surprise, she didn’t get back to me. I then messaged her again 3 weeks later regarding this issue as i was due to pay my rent, instead of answering my question she asked me to confirm who pays me rent as she has no transactions in my name, she then said i needed to send proof of payment (i hadn’t paid my rent at this point as she hadn’t told me whether i needed to vacate the premises early). I then just payed the whole rent as i knew i wasn’t going to get a proper answer from the landlord. She never confirmed whether she had received the money which i think should be standard when you’re paying upwards of £2000 at some points. When our tenancy finished, we received a message from the landlord on the Thursday night saying that our bank details were needed as we have damages to pay. At this point she still had our £350 each deposit (£1400 in total) so we were confused why she needed our details to pay more damages. We all messaged the landlord for clarification on this matter as her email was poorly worded, even our parents messaged regarding this issue because at this point it felt as though there was a better chance of her replying to them instead. She didn’t reply until the Tuesday the next week, which i think is abhorrent to make such a statement regarding money and to then not answer follow up questions for just shy of a week. This issue was later resolved and the majority of our deposit was returned, but i feel it speaks volumes on the landlord’s communication and priorities as a landlord. We had multiple emergency situations in this our house, one being a gas leak! Which was disregarded by the landlords and was just told that it was “just the batteries” of the carbon monoxide alarm after multiple attempts and hours of trying to contact the landlords. We had to contact other parties from gas companies within york to check the gas as the landlords did not care and claimed they were “busy”. After we had another company review our house we were told that there WAS a gas leak coming from the oven! All appliances were turned off until things were sorted and we reported it to the landlord. We were then left with months of not being able to use the oven/cooker and was left with a 2 hob camping stove for a house of 5 occupants. We also had an emergency situation when the bathroom toilet/shower which was faulty which resulted in urine coming through the roof and walls and into an occupants bedroom. Again the landlord was contacted, however we were just told “it will just dry up”. Again nothing was done about this and it was left after multiple times of contacting the landlords. The house was full of black mould which you tell had just been covered by paint work and it was coming through. The landlords only seemed to respond to messages when it involved money or paying rent, to which we would get bombarded with messages and phone calls even though we had work commitments which they were fully aware of. Overall, this company/landlords are awful and they made our second year university house experience terrible!
